Turbo-boosting Maintenance Performance, Part 3

By what criteria are you measuring your maintenance department’s performance against set goals?

Does your maintenance department have goals that are specific, measurable, and achievable? If so, by what criteria are you measuring the department’s performance against those goals? And do those criteria matter to management?

A term that’s used for these criteria is “Key Performance Indicators” (KPIs). Management should be able to look at your KPIs to see how well you are doing. In some cases, they will follow trends (e.g., downtime is decreasing) and in other cases they will analyze a group of KPIs to derive information for decision-making.

For example:

  • Asset performance analysis will be based on such KPIs as availability, downtime, and overall equipment effectiveness (OEE). OEE is a hierarchy of metrics typically used for performance improvement purposes.
  • Asset failure analysis will be based on such KPIs as reliability and mean time between failures (MTBF).


Some other important KPIs are failure type, mean time to repair (MTTR),  resource variance, and scheduling variance.
